What property insurance can cover
A property policy is built from parts. Pick your property type to see the parts that usually matter most. Exact cover, limits and exclusions depend on the insurer’s policy wording, which we take you through before you buy.
For a house or flat you own and live in. Most homeowners combine the building and its contents in one policy.
The structure
Walls, roof, floors and permanent fixtures, against fire, lightning, explosion and other perils listed in the policy.
Contents and fittings
Furniture, electronics, equipment and fittings inside the property.
Burglary and theft
Loss or damage after forced entry, subject to the security conditions in the policy.
Owner’s liability
Claims by visitors or the public who are injured or whose property is damaged on your premises.
Domestic workers
Some home policies can extend to injury to domestic staff working in your home.
All risks for valuables
Phones, laptops, jewellery and cameras, at home and away.
For landlords and apartment blocks. The building is insured by the owner or management company; tenants insure their own contents.

Questions to ask before you buy
These are the points that most often affect a property claim. We check each one with you against the insurer’s wording.
Is the sum insured high enough?
Insure for the full cost of rebuilding, not the market price of the property. Many policies reduce a claim in proportion if a property is underinsured.
Which events are covered?
Fire is standard. Flood, storm, earthquake, riot and burst pipes vary between policies, so confirm what yours includes.
What if the property is empty?
Vacant or unoccupied buildings often have restricted cover. Tell us if units stand empty between tenants.
What security does the insurer expect?
Burglary cover can depend on grilles, locks, guards or alarms being in place and working.
Spread your premium instead of paying it all at once.
Pay in full, in two payments (50:50) or three (40:30:30), or spread it over 10 months with premium financing powered by Invictus.
If your property is damaged
Make it safe, report fire or theft to the fire brigade or police, photograph the damage before repairs, and tell us straight away so we can notify the insurer.

Property insurance questions
I’m a tenant. Do I need my own cover?
Your landlord’s policy normally covers the building, not your belongings. A contents policy protects your own furniture, electronics and personal items.
Does my bank require insurance on a mortgaged property?
Lenders usually set insurance conditions in the mortgage agreement. Check your loan terms; we can arrange cover that meets them.
Can one policy cover all the units in an apartment block?
A block is usually insured under one buildings policy taken out by the owner or management company. Tenants insure their own contents separately.
Can you insure a building under construction?
Buildings under construction need a different type of cover, usually contractor’s all risks. Tell us about your project and we will look at the options.
